WHAT IS THE GROVE?

The Grove is Morden's newest planned community consisting of premium family townhomes, mixed commercial/residential, apartments, and high-end condominiums - all centered around a vibrant pedestrian community pathway and square. 

WHAT IS GOING ON RIGHT NOW?

Currently, construction is underway on Phase 2, which is a mixed-use commercial and residential building. Pre-sales reservations are now underway for 6 residential condominiums, which are located on the second floor of the building, above the future home of Regional Connections Morden. These condo units are ideally located to take advantage of an abundance of amenities within walking distance, as well as overlooking the beautiful pedestrian pathway at The Grove.

WHO IS THE DEVELOPER?

Hive Development Group is the developer of The Grove. Hive, owned and managed by James and Heather Francis, is a proudly Morden-based and family-oriented company. With over ten years of history as a company (and over 20 years of experience), Hive is excited to be developing The Grove with the goals of encouraging sustainable living and community building in a pleasing, attractive design. CONDOMINIUMS

HOW MANY CONDOS WILL THERE BE IN THE GROVE?

In the current building under construction, there will be 6 residential condominium units, all on the second floor (above the Morden office of Regional Connections). In future planned buildings at The Grove, there will be an additional 36 condominium units.

WHEN WILL THE CONDOS BE COMPLETE?

The first six condos are under construction and will be ready for occupancy in summer 2026.

ARE THE CONDOS FOR SALE?

Condo fee

DO THE CONDOS HAVE COMMON FEES?

Yes, the condos do have common fees (or condo fees). Your common fees cover many of the expenses of home ownership, with the added bonus of sharing expenses with your neighbours (and less worry about maintenance and yard care). Your common fees include: building insurance, water/sewer, hydro for common areas, parking lot hydro and maintenance, building repair and maintenance, annual fire alarm inspections, snow removal, yard care, garbage/recycling/compost, cleaning of common areas, property management, accounting, and reserve fund contributions for long-term peace of mind.

WHY SHOULD I CONSIDER A CONDO AT THE GROVE?

Condominium units (and ours in particular!) are great homes for a number of reasons:

1. You get a beautiful, brand-new home at an affordable price point. Condos at The Grove range from 819-1067 sq ft, PLUS spacious balconies!! 

2. Condos share walls, and therefore all condos share in energy savings! In addition, we strive to include many energy efficient measures in our building - advanced construction techniques, additional insulation wherever possible, triple pane windows, LED lighting, and heat pumps (included!) to lower your energy bills.

3. The Grove condos provide access to a unique, pedestrian pathway off the rear entrance, as well as a direct connection to nearby amenities at the front entrance. The best of both worlds - community living on one side, and quiet retreat on the other.

4. It looks amazing, both inside and out! The exterior and interior spaces have been carefully crafted by our in-house designer, and all finish materials have been specifically chosen for their quality, great looks and overall fit in the design.

5. A condo gives you freedom to travel, knowing that maintenance at home will be taken care of while you are away. A great option for people on the go!

6. Owning your own home allows you to build equity, as you will very likely eventually sell your home for more money than you paid for it. The condo ownership option allows you to hop on the property ladder, without the worry of how to pay for major renovations that you would likely need if you purchased a detached home with a similar price point.

WHAT ABOUT SOUND-PROOFING BETWEEN CONDOS?

Condos at The Grove are constructed with superior separation between party walls. Where two units meet, each condo essentially has it's own wall system (which consists of fire-rated drywall and roxul sound and fire insulation on a wood-stud wall) that is separated from the next condo's wall system by a 1" gap. Each layer provides some sound suppression, and when you add all of the layers together it creates a great buffer against sound waves. We surpass minimum code requirements by adding extra layers, but we think a quiet home for your family is worth it!

Under your floor, we will include a 1" layer of gypcrete (similar to concrete), with resilient metal channels and 2 layers of 5/8" drywall on the ceiling below, and Roxul insulation in the cavity between, providing superior noise separation from below. With no neighbours above you, you are sure to enjoy peace and quiet in your own home.

CAN YOU TELL ME ABOUT FIRE SUPPRESSION IN CONDOS?

As condos are connected units, we need to go above and beyond to ensure the best protection possible against fire and it's spread. If you read the section about sound-proofing (above), you will know that there are many layers of wall between the condos, all of which provide protection against the rapid spread of fire. All of the components work together to slow and/or stop the spread of fire from one home to another. A slower spreading fire prevents further damage to the building as it provides firefighters more time to arrive to put out the fire. It also allows residents more time to leave the home in an emergency situation.
