WHAT IS THE GROVE?

The Grove is Morden's newest planned community consisting of premium family townhomes, mixed commercial/residential, apartments, and high-end condominiums - all centered around a vibrant pedestrian community pathway and square. 

WHAT IS GOING ON RIGHT NOW?

Currently, construction is complete on the first 6 of our premium townhomes and their detached garages. Some of the townhomes are sold, but there are still a few available. WHO IS THE DEVELOPER?

Hive Development Group is the developer of The Grove. Hive, owned and managed by James and Heather Francis, is a proudly Morden-based and family-oriented company. With over ten years of history as a company (and over 20 years of experience), Hive is excited to be developing The Grove with the goals of encouraging sustainable living and community building in a pleasing, attractive design. TOWNHOMES

HOW MANY TOWNHOMES WILL THERE BE IN THE GROVE?

There will be 18 townhomes total, over three different building groups.

WHEN WILL THE TOWNHOMES BE COMPLETE?

The first six townhomes will be ready in April 2024!

ARE THE TOWNHOMES FOR SALE?

Yes, the townhomes are currently for sale! The sooner you purchase your townhome, the more choices you will have in terms of selecting your finishes. You can send us a message to arrange an appointment to see all of the finish options, take a tour, and purchase your townhome!

DO THE TOWNHOMES HAVE COMMON FEES?

No, townhomes do not have common fees. When you purchase a townhome, you are buying your own freehold home, that is, you own your lot and your home. It is the same as a regular single family home, with the only difference being that you share a wall with your neighbour. (This actually has a number of benefits - lower costs and better energy savings being two of them - but see below for more benefits of townhomes!)

WHY SHOULD I CONSIDER A TOWNHOME AT THE GROVE?

Townhomes (and ours in particular!) are great family homes for a number of reasons.

1. You get much more living space than a comparable newly constructed single family home, at a lower price point. Townhomes at The Grove range from 1440-1932 sq ft, PLUS basement (another 720 sq ft!)!! 

2. Townhomes share a wall, and therefore both homes share in energy savings! Not only do shared walls cut down on energy costs, but our townhomes are Certified Energy Efficient through Efficiency Manitoba.

3. The Grove townhomes provide direct access to a unique, pedestrian pathway off the front entrance, as well as a more private backyard space at the rear. The best of both worlds - community living on one side, and private retreat on the other.

4. It looks amazing, both inside and out! The exterior and interior spaces have been carefully crafted by our in-house designer, and all finish materials have been specifically chosen for their quality, great looks and overall fit in the design.

WHAT ABOUT SOUND-PROOFING BETWEEN TOWNHOMES?

Townhomes at The Grove are constructed with superior separation between party walls. Where two homes meet, each townhome essentially has it's own wall system (which consists of fire-rated drywall, roxul sound and fire insulation, buffalo board sound suppression, and another layer of fire-rated drywall on a wood stud wall) that is separated from the next townhome's wall system by a 1" gap. Each layer provides some sound suppression, and when you add all of the layers together it creates a great buffer against sound waves. We surpass minimum code requirements by adding extra layers, but we think a quiet home for your family is worth it!

CAN YOU TELL ME ABOUT FIRE SUPPRESSION IN TOWNHOMES?

As townhomes are connected units, we need to go above and beyond to ensure the best protection possible against fire and it's spread. If you read the section about sound-proofing (above), you will know that there are many layers of wall between the townhomes, all of which provide protection against the rapid spread of fire. In addition, between the middle two townhomes there is a special firewall. This firewall system works to slow and/or stop the spread of fire from one side to the other. A slower spreading fire prevents further damage to the building as it provides firefighters more time to arrive to put out the fire. It also allows residents more time to leave the home in an emergency situation. Check out the video below where James explains how the firewall works.
